New low-carbon energy network will provide sustainable heating and cooling to homes, businesses and hotels across Marble Arch and Marylebone

Today, The Portman Estate announced it has secured £11.4 million from the Department for Energy Security and Net Zero’s Green Heat Network Fund to support the development of the Marble Arch Energy Network [MAEN], a pioneering low-carbon energy system for central London. 

The network will provide sustainable heating and cooling to landmark retail spaces, offices, hotels and homes across the Marble Arch and Marylebone area, helping to reduce carbon emissions, improve energy resilience and support the long-term sustainability of the neighbourhood. 

The network is expected to provide heating and cooling to at least 34 major properties initially with plans to expand further over time. Once operational, it is expected to deliver 39 GWh of heating and 25 GWh of cooling each year – that is enough low-carbon heat to meet the annual heating needs of around 3,000 average UK homes. 

As a B Corp Certified company, this ambitious programme of work is part of The Portman Estate’s commitment to reaching net-zero greenhouse gas emissions (GHG) across its value chain by 2045. The network is designed to supply The Portman Estate’s highest energy buildings with most of their heating and cooling needs by using local and renewable energy sources. The network will help buildings prepare for the new statutory regulation of heat networks by Ofgem and the introduction of heat-network zoning in England, while enabling them to share surplus heating and cooling, reduce energy waste and cut carbon emissions. 

How does it work?  

The proposed network will harness renewable energy from London’s natural chalk aquifer beneath the city. The ground water within the aquifer remains at a stable temperature throughout the year. Water will be drawn from the aquifer and used with heat-pump technology to provide heating and cooling, before being safely returned back to the aquifer. 

By connecting multiple buildings to a shared energy network, surplus heat or cooling can be used more efficiently, reducing energy waste, lowering utility costs and cutting carbon emissions.

The Benefits  

MAEN is expected to reduce carbon emissions from connected buildings by up to 98%. It will also strengthen local energy security in an area where individual building decarbonisation can be challenging due to the historic nature of many buildings, limited space for plant equipment and pressure on the electricity grid. 

The funding will enable The Portman Estate to move the project into its next phase, including securing a long-term delivery partner to finance, design, build and operate the network. The project is also expected to support nearly 200 jobs, apprenticeships, and training opportunities both locally and nationally. 

Over time, the network could expand beyond the initial phase to provide clean, reliable energy to a wider area of the West End.

University of Westminster Students launch a new ‘Hidden Marylebone’ Installation showcasing the Stories Beneath the Surface of One of London’s Most Historic Neighbourhoods 

London, UK – A new creative installation across Marylebone is bringing the area’s hidden stories to life, shining a light on the lesser-known elements that shape the neighbourhood’s unique identity – from forgotten waterways and architectural details to the rich narratives woven through its streets. 

Hidden Marylebone is the result of a collaborative design challenge delivered by The Portman Estate and Baker Street Quarter Partnership, in partnership with University of Westminster. 

12 students were set the challenge to reimagine a series of temporary window spaces along Blandford Street and create a new design that was inspired by the hidden character, history, architecture and cultural heritage of Marylebone.  

THE WINNING DESIGNS  

The winning concept, was created by Angela Cammarota, 21 and Souki Faulkner, 22. Both study at the University of Westminster and  have spent time getting to really understand the area. The installation was unveiled earlier this month in a ‘ribbon cutting’ ceremony hosted by Cllr Karen Scarborough, Lord Mayor of Westminster, alongside representatives from the University, The Portman Estate and Baker Street Quarter Partnership.  

Angela, from Spain and British student Souki are both in their third year studying Fashion Design at the University of Westminster and are currently in their Placement Year. 

At the heart of their design is the story of the River Tyburn, the historic river that once flowed through the area and continues to run beneath Marylebone’s streets today. The hidden waterway serves as a powerful metaphor for the neighbourhood’s unseen layers, inspiring a visual language shaped by movement, flow and discovery. 

Angelia and Souki also looked to Marylebone’s distinctive architecture, cultural richness and urban character, translating familiar local details into a contemporary graphic identity that celebrates both the area’s heritage and its evolving story.

Angela Cammarota and Souki Faulkner, Fashion Design students at the University of Westminster: “We loved having the chance to explore Marylebone through the eyes of fashion design students and to discover so many patterns, details and stories hidden in plain sight. From decorative coal holes and ribbons on buildings to the River Tyburn beneath our feet, there was inspiration everywhere. Seeing those ideas come to life in Hidden Marylebone has been incredibly exciting, and we hope the installation encourages other people to look a little closer at the area too.” 

The installation is now on display on Blandford Street, New Quebec Street and Seymour Place. Visitors can explore Marylebone through a new lens and discover what lies beneath the surface of one of London’s most distinctive districts.

The Pachamama Group to launch its largest-ever London restaurant and a new street food concept within Loxton Walk, enhancing Marylebone’s dynamic dining scene. 

Monday 20 April 2026 – The Portman Estate has today announced the signing of two new culinary openings from the acclaimed Pachamama Group, set to elevate the neighbourhood’s vibrant food and lifestyle offering in 2026. Launching at 96 George Street and 8 Loxton Walk, both restaurants will form part of Loxton Walk – a new retail, wellness and dining destination for Marylebone developed in collaboration between The Portman Estate and Derwent London.

At 96 George Street, a prominent corner flagship with dual frontages onto George Street and Loxton Walk, the group will introduce a 6,000 sq. ft all-day dining venue, its largest restaurant venture in London to date. Accommodating 190 covers across a main dining room, private dining spaces and alfresco seating, the venue will be home to Soraya, a Persian-inspired restaurant first conceived in Abu Dhabi, centred around gathering at the table, sharing plates and a contemporary interpretation of Persian cooking, in a format that moves easily from day into evening. Soraya Marylebone will trade from breakfast through to dinner.

Next door, at 8 Loxton Walk, the group will venture into the world of street food dining with a new concept set within a bijou 1,200 sq. ft restaurant. Further brand and cuisine details are yet to be revealed.

The Pachamama Group has become one of London’s most talked about restaurant collectives, known for creating vibrant, design-led dining rooms across the capital. Their portfolio spans the effortlessly glamorous Nina in Marylebone, the refined and romantic Bottarga in Chelsea, the laidback Zephyr in Notting Hill and the widely praised Lagana in Shoreditch. The team’s most recent opening marks Zephyr’s arrival on the Riviera, in Mareterra, Monaco.

Loxton Walk is now open to the public between 9am – 8pm during a soft launch period, with Atis, Supply 91, Potato Pottery and DL/Service being the first to open within the space. The Pachamama Group will join the thoughtfully curated line-up of new F&B and wellness brands at Loxton Walk also set to open in the coming months, including X-Club and X-Club Nourish, Le Choux, Iris Avenue and Matchado.

NVS Pharmacy, Holland & Barrett and Afrikana Kitchen to launch on Baker Street and Edgware Road, enhancing the neighbourhood’s health, wellness and dining offer.

The Portman Estate has today announced the signing of three new health, wellness and culinary openings, set to further elevate the neighbourhood experience for residents, workers and visitors alike. All launching in March 2026, these additions reinforce the Estate’s commitment to supporting independent businesses, global brands and dynamic community amenities.

NVS Pharmacy, a much-loved neighbourhood amenity owned by the Shah Family since 1993, will relocate and expand at 16 Baker Street, spanning 4,500 sq ft. This family-run business, with two qualified pharmacists and a qualified physiotherapist among the next generation, will offer an enhanced range of services for the local community. It will provide NHS and private healthcare, specialist wellness services (including physiotherapy, counselling, and acupuncture), and a broader selection of skincare, healthcare and beauty products catering to all ages, ethnicities, and budgets.

Holland & Barrett, the UK’s leading health and wellness retailer, will welcome customers to a brand-new store at 146-148 Edgware Road on Tuesday 3rd March. The 1,421 sq ft store comes complete with a fresh look and feel, boasting even more of Holland & Barrett’s latest range of health and wellness solutions, including leading brands and the best of H&B’s food and sports ranges.   

Afrikana will open its West End flagship restaurant at 112 Edgware Road, on the corner of Edgware Road and George Street. Launched in 2018 by City Restaurants Group, Afrikana brings high-end, flavourful peri chicken and African-inspired flavours and sauces to high streets across the UK. The 2,700 sq ft, 98-cover restaurant – including an alfresco terrace – will serve signature flame-grilled chicken, sharing platters, burgers, plant-based options, and a fully halal menu within a culturally rich setting. Afrikana is family-friendly and accessible, with an average spend of £15–£18 per customer.

To celebrate National Apprenticeship week, we interviewed Lucie who has recently started a 15 month apprenticeship in the corporate team at The Portman Estate.

Lucie is studying towards a BPP Level 3 Business Administration qualification through the BPP.

Why did you choose an apprenticeship?

Personally, doing an apprenticeship was always the route I wanted to take. I learn better through experience and application; therefore, studying and practical work co-existing is ideal. I’ve always been very academic, so I have felt, especially through my last years of school, that it was an expectation that I must go to university; however, I knew this wasn’t for me. I knew I wanted to go straight into something that would benefit me long-term and create the exposure I needed to begin my professional career at a young age. I’ve always enjoyed studying, so I wanted to continue after A-levels, but I knew I also wanted the experience a job would offer. Therefore, the apprenticeship route offered me both, alongside the necessary support systems I needed at the start of my career.

What does your apprenticeship entail?

I am part of a diverse Corporate Team, where I closely support the Corporate Governance, Human Resources, and Marketing & Communications functions. My role includes a wide range of tasks, for example: providing support with Corporate Governance functions, such as producing minutes for internal committees, to assisting the HR team with the onboarding and recruitment of new staff members. Each day is different and exciting; I find myself being involved in such a diverse range of tasks weekly, which allows me to grow in both my knowledge and experience.

What do you enjoy the most in your apprenticeship?

I enjoy the culture here at The Portman Estate. As a young person coming into the professional field of work, it seems somewhat intimidating. However, from the very beginning, everyone here at the Estate has made me feel welcomed and as a valued member of the team. I always feel as though I’m supported in everything I do, and I have enjoyed having independent tasks and projects to work on, as it has really allowed me to grow into my role and my confidence. I particularly like, alongside the culture, the interactions with various teams and also with senior colleagues. I think this is very valuable and unique to The Portman Estate and is what makes the company culture so admirable.

What’s the most valuable skill you’ve learnt so far?

I’ve learnt the importance of confidence, the value of putting yourself forward and being eager to participate in as much as possible. Towards the beginning of my apprenticeship, I made it a personal goal to push myself out of my comfort zone. I really challenged myself and my confidence by putting myself forward for things such as the Mental Health First Aid group and taking on tasks that seemed challenging. However, by having confidence, I’ve expanded my knowledge and experience extensively and I’m very lucky to have the opportunity and the support system here at The Portman Estate that has allowed me to flourish.

Where do you see your apprenticeship taking you next?

It’s hard to say so early on; however, this apprenticeship has opened my eyes to a wide range of interests: I especially enjoy all of the work I do within my team. However, I know that from the beginning of my apprenticeship search, I’ve been interested in the Real Estate/property industry. So, with my experience and exposure here at the Estate, I aim to continue on in this direction and see where my skills take me. Currently, I am working towards a Level 3 qualification, and I see myself potentially progressing to either a Level 5 or Level 7 qualification in the near future.

Do you have any advice for anyone looking into apprenticeships?

My advice would be to never be disappointed by rejection on your journey to finding your apprenticeship. When a role that’s suitable for you comes along, it will be worth it. At times, looking for apprenticeships can be tough and very competitive; it’s important to use the application process to build on your interview and communication skills. I would also recommend LinkedIn; it’s an amazing platform to explore career pathways and get expertise from industry professionals. It’s a great tool to gain clarity for what you actually want in an apprenticeship, as the company has to be just as much a fit for you as you are for them.

X-CLUB, IRIS AVENUE AND LE CHOUX WILL OPEN NEW SITES AT LOXTON WALK, A NEW RETAIL & LEISURE DESTINATION IN MARYLEBONE

The Portman Estate has secured three new high-profile operators to join the curated line-up at Loxton Walk, Marylebone’s newest open-air retail and leisure destination set to open from early 2026.

X-Club, Iris Avenue and Le Choux will open their doors from early 2026, further solidifying Loxton Walk as a vibrant hub for local residents, office workers and visitors. These latest lettings underscore The Portman Estate’s commitment to creating a dynamic new destination for Marylebone in partnership with Derwent London.

Luxury boutique Pilates and Wellness studio X-Club will open a 4,000 sq ft flagship at 102 George Street. With dual frontage onto both George Street and Loxton Walk, the studio will be built around X-Club’s four pillars of wellness – mind, movement, nutrition and therapy. The space will feature two group exercise studios: a state-of-the-art Reformer Pilates studio and a mat-based studio offering classical Pilates, yoga, HIIT, and sound healing. This X-Club location will also include a next-generation Body Conditioning Lab—an exclusive gym space providing solo member access, physiotherapy, and bespoke personal training. Additional amenities include a dedicated therapy room for massage and rehabilitation, vanity and recovery services, an infrared sauna, and a curated selection of premium athleisure apparel.

An integrated café, X-Nourish, will front onto Loxton Walk— X-Club’s uplifting leap into food and beverage. Designed for the health-curious and flavour-loving, it brings their member-led nutrition philosophy to life, serving feel-good food that doesn’t compromise on joy or taste. Following the success of its sites in Notting Hill and Mayfair, and a partnership with White City House, X-Club’s Marylebone location is set to launch in early 2026.

Iris Avenue, an innovative hybrid beauty salon and cocktail bar, will expand from its successful Fitzrovia debut to open a 1,400 sq ft location at 7 Loxton Walk. Founded by Amanda Lee in 2021, Iris Avenue reimagines the salon experience by combining luxury nail and beauty services with a vibrant social atmosphere by day, offering wellness drinks such as coffees and smoothies, and by night serving craft cocktails alongside beauty treatments. This unique blend of self-care and hospitality has earned the brand widespread acclaim, with features in Vanity Fair, GQ and Condé Nast Traveller. The new Marylebone salon, opening in Spring 2026, will allow guests to indulge in high-end beauty treatments in a chic lounge setting, bringing Iris Avenue’s award-winning service and lively ambience to Loxton Walk.

Le Choux, a leading London patisserie and café, will open a 1,200 sq ft bakery at 3 Loxton Walk, marking the award-winning brand’s first foray into central London’s West End. Specialising in French-inspired choux pastries and decadent desserts, Le Choux was founded in 2016 by Paris-trained pastry chef Abigail Scheuer. Under Scheuer’s leadership and female led team of pâtissiers and bakers, the company has built a devoted following from its Notting Hill base – known for its signature cream-filled choux buns, gourmet cakes and cookies. The Marylebone shop, set to launch in Spring 2026, will allow customers in the heart of Marylebone to enjoy Le Choux’s artisan pastries and sweet treats that have made it a favourite of dessert lovers across London.

The Portman Estate has announced today the appointment of Emma Huepfl as a Non-Executive Director. Emma is an experienced leader with a 30-year career in the real estate debt markets.  She currently chairs the Bank of England’s Commercial Property Forum, which meets quarterly with the Financial Stability team to give a nuanced view of the real estate sector and is a Senior Adviser to Redevco’s Real Estate Debt Platform, a Non-Executive Director of April Mortgages Ltd, and a Senior Adviser to CREFi, a platform providing data and analytics on European commercial real estate debt. 

Earlier in her career, Emma co-founded and managed two real estate lending businesses, each spanning a decade, which generated >£10bn of lending before Laxfield Capital was acquired by CBRE Investment Management, where she subsequently served as co-head of EMEA Credit until 2023. Her industry service also includes ten years on the Board of CREFC, the trade body for the real estate finance industry, which she chaired from 2019-2021.

The Portman Estate relocated its headquarters to the 1920s building earlier this year, occupying 8,400 sq ft of bespoke office space, designed in collaboration with Gort Scott.  The Estate’s office fit-out was shaped by employee consultation and the layout preserves expansive views of Hyde Park through careful placement of new rooms and the use of curved corners.  Sustainable materials and planting were central to the design, with a cafe–style workspace at the heart of the floor, featuring generous greenery and a focal tree.

The Portman Estate’s 110-acre portfolio continues to evolve with developments like One Great Cumberland Place, responding to changing occupier demands and supporting a thriving mixed-use community in Marylebone.

The Portman Estate has signed two leading London retail brands to join the curated line-up at the eagerly anticipated Loxton Walk. These prominent lettings within the open-air central courtyard highlight the success of The Portman Estate’s efforts to create a vibrant new destination for workers, residents and visitors of Marylebone, in collaboration with Derwent London.

Loxton Walk will welcome Melrose & Morgan’s 3,300 sq ft triple-fronted flagship store later this year. This will be the brand’s first permanent home in Central London since it was acquired by head chef Mauro Mateus. Located at 5 Loxton Walk, the boutique grocer and delicatessen offering, complete with a seating area and coffee counter, will anchor the new pedestrianised courtyard in Marylebone.

Founded in 2004, Melrose & Morgan started as a local deli, rooted in the rich traditions of British cuisine. Their journey has been defined by an unwavering commitment to quality, prioritising locally sourced ingredients from skilled artisans and producers. Over time, they have transformed into a renowned premium delicatessen, guided by a strong dedication to craftsmanship and community. Today, Melrose & Morgan represents culinary excellence, seamlessly blending heritage with innovation.

The announcement of Melrose & Morgan’s London flagship store at Loxton Walk follows the brand’s Regent Street café within Brityard. Specialist Japanese Matcha bar MATCHADO will also open its third London site at 12 Loxton Walk, following success in Coal Drops Yard King’s Cross and Chiswick. It is a trusted retailer of premium matcha sourced from Japan, dedicated to authenticity and quality.

Its brand presence – spanning cafes, kiosks, and digital spaces – reflects the tranquil harmony of Japanese culture, embodying principles of minimalism, good design, and quality craftsmanship. MATCHADO strives to be more than just a tea provider; the Loxton Walk café will be a sanctuary where customers can find comfort in a cup of matcha, along with beverages, snacks and sweets that are both delicious and nourishing.

Melrose & Morgan and MATCHADO will join NOTTO Pasta Bar, who were announced earlier this year by Derwent London as the first restaurant signed at Loxton Walk, spanning 3,500 sq ft. Founded by Michelin star chef Phil Howard and Julian Dyer of Pots & Co Ltd, and led by Executive Chef Louis Korovilas, NOTTO will bring seasonal pasta, handmade daily, to Marylebone.

Loxton Walk is the West End’s newest retail and leisure destination in the heart of Marylebone, launching later this year. With public space, sustainable design and a thoughtful retail, restaurant and wellness offering, Loxton Walk will be an entirely new and carefully curated street for the area providing 27,200 sq ft of flexible retail and leisure space across 17 units. The ground floor units are set around a central open-air courtyard, accessible via four new avenues from George Street, Blandford Street, Gloucester Place and Baker Street. The generous public realm offers dedicated outdoor seating areas for operators, providing a vibrant amenity for the local community and visitors.

Loxton Walk is at the heart of a wider mixed-use development between The Portman Estate, Derwent London and Native Land. Three major global retail and F&B brands join Edgware Road as The Portman Estate boosts the neighbourhood’s amenities.  Prominent openings on Edgware Road aim to enhance the ongoing wider regeneration of the area, developing a resilient retail and leisure mix to support the continued growth of the West End.

Edgware Road will welcome a new supermarket when Aldi opens a 17,000 sq ft Aldi Local store at 90-100 Edgware Road. Aldi operates in 11 countries worldwide and is Britain’s fourth-largest supermarket with more than 1,050 stores and more than 45,000 colleagues across the UK. This new opening forms part of Aldi’s long-term target to have 1,500 UK stores to ensure everyone has access to high-quality food at unbeatable prices, with an investment of £650 million this year alone. Until 15 June 22 – 23 Nutford Place is home to Shubbak Corner, sponsored by The Portman Estate and part of the Shubbak Festival – the UK’s largest biennial festival of contemporary Arab culture, bringing new and unexpected voices alongside established artists to London. On Thursday 12 June, Shubbak Corner will be home to a co-designed event with The Portman Estate – Edgware Road: A Street of Recipes and Resistance – an evening celebrating the food, memory and diversity of Edgware Road.

Rooted in the spirit of Arabic hospitality, Shubbak Corner offers a platform for experimentation and conversation. Programming at the space features a three-week Maqam residency blending books, art, and play. Maqam Mu’aqqat (translated as “temporary place”) transforming Shubbak Corner into a welcoming gathering space to read, rest, browse, and connect open Monday to Friday 12pm to 7pm. In the evening the windows of Shubbak Corner are transformed into a video installation by INTERFERENCE featuring the works of 7 Tunisian artists, the projections are intentionally positioned within the rhythm of the urban environment, inviting passersby to pause and engage in thoughtful reflection on our relationship to land, water, and identity in a rapidly shifting world.

The flurry of major introductions to Edgware Road reiterates the Estate’s long-term approach to curating a balanced retail and leisure offering. Blending independent brands with recognised names is integral to the Estate’s approach to the creation of thriving places within its district. Diversifying the Portman Marylebone experience, the new openings will offer useful amenities to attract diverse audiences to the area.

Edgware Road is one of the Estate’s key commercial districts, with this latest wave of new openings underlining efforts to drive growth in the area. The community of Marylebone is delighted to be coming together as part of The Big Egg Hunt, a city-wide exhibition of 100 decorated large-scale eggs located across London this Easter. The free art trail running between 24 March – 27 April 2025 has been organised in aid of Asia’s Wildlife Charity, Elephant Family and in partnership with Clarence Court.

Marylebone will host 9 of the 100 eggs between neighbouring areas, Marylebone Village and Portman Marylebone. The Eggs have been decorated by renowned creatives, designers and artists for the free-to-view eggcellent trail located across iconic Marylebone stores, landmark hotels and gardens in the historic destination for the whole capital to enjoy. The trail is also supported by Harley Street BID, Baker Street Quarter Partnership and Marble Arch London, with Easter activities being organised for local professionals and families to experience. This marks the first time all Marylebone partners have united on a destination event, reflecting the true spirit of the area celebrating as a community.

Marylebone locations are; Nobu Hotel London Portman Square, The Marylebone Hotel, Hyatt Regency London – The Churchill, Daunt Books, John Bell & Croyden, Durrant’s Hotel, The Cumberland Hotel, Paddington Street Gardens and St Marylebone Parish Church Gardens.

To celebrate National Apprenticeship week, we interviewed Olivia who has just completed a 15 month apprenticeship in the corporate team at The Portman Estate.

Olivia was studying towards a BPP Level 3 Business Administration qualification and has since been awarded a distinction.

Why did you choose to do an apprenticeship?

I’ve never really fitted in the academic box so I struggled to learn in school and be tested. I know that Ilearn better practically rather than theoretically. For me, learning practically made the theory easier and made a lot more sense which is why I wanted to do an apprenticeship.

Since beginning my apprenticeship I’ve been diagnosed with ADHD. Schools aren’t always neurodivergent friendly and apprenticeships are a lot more tailored to this and felt more suitable to my way of learning. Things now make a lot more sense and I feel validated.

I’m completing my apprenticeship with a Distinction and before this I’d never been tested in a way that has shown my intelligence. I can now display it in a different way because of this style of learning.

What have you learnt during your time here?

I’ve learnt to manage my OCD and ADHD in an office setting which I struggled with initially. Offices are a structured environment and my mind isn’t… I’ve learnt to adapt to make it easier for me – taking concentration breaks and completing tasks in a bitesize way that gives me accomplishments along the way. I’ve also developed more empathy (understanding how different people approach work) and I’ve learnt that people have different styles and all are valid.

How did you find the apprenticeship experience?

It’s difficult to sum up 15 months of everything but it was a really positive one. It was what I thought it would be but much more. As I progressed through the apprenticeship I was given more to do which gave me a varied experience and I’ve been able to action things I never thought possible.

Any advice for young people thinking about an apprenticeship?

I wasn’t sure what I wanted to do but I feel that an apprenticeship was the right thing for me to do. It really is the way to go – it’s an opportunity to be in work but you’re also encouraged to work things out. It gives you opportunity to explore the world of work before entering the workplace in a more traditional setting. I would recommend it to anyone.

What’s next for you?

I’m going to be a HR assistant for a civil engineering company. I mentioned in my interview last year (here) that the apprenticeship gave me a passion for human resources and this new role allows me to focus on that in a concentrated way. I’m also going on to study a HR specific qualification which is CIPD Level 3.  I feel so much more confident doing this now from my apprenticeship as I have learnt so much about my learning style to gain more qualifications.

What have you enjoyed about The Portman Estate?

The people… they are so open to encouraging learning and development and I’ve been pushed in a positive way by them. They are also very open and accepting of new talent as a business, and are starting to identify the benefit of new talent, encouraging young people in the workplace.

What will you miss?

The culture – it’s a smaller company so I have a lot more personal interactions with people and it makes the office environment enjoyable. Senior leadership take interest in all employees – credit is given and spotlight to colleagues is good. I hope The Portman Estate look to more apprenticeships and offer less traditional methods for those who don’t want to do university. This has been a great place to do it. Apprentices can be vulnerable and taken advantage of due their greenness in the workplace but Portman doesn’t do this and makes you very welcome. It would be great to explore more alternative learning paths to get people into the workplace.

One Great Cumberland Place is our newest flagship development and is situated on the south west corner of the Estate.  It’s an important location within The Portman Estate and our move is strategic, heightening our focus on Edgware Road and Marble Arch.  Our new office space will provide improved facilities for our team, enhancing wellbeing and collaboration and promoting innovation.

We are leaving Portman Square in a strong position as Marylebone remains the heart of the Estate, with the spirit of independent retail and dining at its core.  A huge amount has been achieved since we last moved over 13 years ago, from the curation of Chiltern Street and the elevation of Seymour Place, to the successful Baker Street Two Way scheme and the development of Loxton Walk, set to launch in 2025.

As we look to the next decade we are excited at the prospect of further evolving the south west corner of the Estate, enhancing an already fantastic community and fostering an inclusive environment for our team and neighbourhood across Marylebone, Marble Arch and Edgware Road.

THE PORTMAN ESTATE SECURES THREE NEW INDEPENDENT OPENINGS TO STREGTHEN ITS RETAIL, LEISURE AND HOSPITALITY OFFERING

Thursday 5 December – The Portman Estate has announced the arrival of three new independent retail and hospitality brands to its neighbourhood, Portman Marylebone. Boosting the area’s balanced retail and leisure offering, the openings on Seymour Place showcase how the Estate continues to evolve its retail portfolio to cater to the needs of residents, office workers and visitors.

In November, highly anticipated Thai-British restaurant AngloThai opened its doors at 22-24 Seymour Place. Following a series of successful pop-ups, the 50-cover space comprising 2,500 sq ft, is the first permanent launch from husband-and-wife duo John and Desiree Chantarasak. AngoThai is in partnership with restaurant group MJMK, who also introduced restaurant KOL to the Estate at 9 Seymour Street.

Also new to Seymour Place, Veranda Books opened in the same month. A 900 sq ft independent bookshop, Veranda Books specialises in international literature and global perspectives. Together, the boutique openings at Seymour Place underline The Portman Estate’s commitment to bringing diverse independent retail, leisure and hospitality brands to enhance the area.

Contemporary nail bar, Show Me Your Nails, has opened at 20 Seymour Place this week. Taking a unit of 1,500 sq ft, the premium salon  offers a range of nail and beauty treatments. The double fronted Seymour Place location is the brand’s new flagship West End salon, supporting Marylebone’s independent leisure offering.

AngloThai, Veranda Books and Show Me Your Nails join the vibrant and diverse selection of independent retail and hospitality brands on Seymour Place, including The Italian Greyhound, Lurra, Mandy Zhang Art and ULI. The street’s newest café, WatchHouse Coffee, was recently named Europe’s Best Coffee Shop Chain at the 2024 European Coffee & Hospitality Awards.

Adding independent brands to Marylebone is integral to The Portman Estate’s strategy to strengthen a thriving retail and leisure destination. Curating a balanced portfolio that provides both unique experiences and recognised names is crucial in drawing diverse audiences. Encouraging commercial development in the area solidifies the Estate’s vision of supporting the wider West End as a world-class destination.

We are pleased to present our 2024 Impact Report, detailing our second year as a certified B Corporation. Back in 2022 we achieved B Corp status, joining the global movement of trailblazing businesses who meet verified standards of corporate social responsibility and make a positive contribution to people, communities, and the environment.

We have made great progress on the projects we shared in the first report. We delivered the first phase of our Supplier Charter in late 2023 and received strong support with over 30 suppliers now committed to the standards we have set ourselves. We’ve revised our net zero carbon targets to align with Science Based Target initiative (SBTi) and continued to support new talent and apprenticeships.

As we head into our third year as a B Corp certified organisation, we are committed to maintaining momentum on our projects. Key initiatives include validating our short-term and long-term net zero carbon targets with SBTi, developing a retrofit strategy for our buildings, defining social value across the Estate and working towards our next B Corp recertification in August 2025.

The Portman Estate has welcomed five new fashion and retail brands alongside one food and beverage operator to Chiltern Street, enhancing Marylebone’s strong retail, leisure and hospitality offering. The collection of new openings will bolster the iconic red-brick street’s curated selection of boutique brands.  

Sabre Paris made its UK debut in Marylebone earlier this year. Opening a 650 sq ft boutique at 52 Chiltern Street, Sabre Paris is setting out to shake up the tableware scene across the Channel, with a new address for foodies and everyday gourmets. At 52 Chiltern Street, the boutique is as much a workshop as it is a store. Customers are offered the option to customise Sabre’s beautiful ‘Bistrot’ cutlery to their hearts’ desire, with a range of colours and patterns to choose from.

Expanding its footprint on Chiltern Street, clothing, accessories and lifestyle brand Mouki Mou has opened a sister store, M.II at 17 Chiltern Street. An evolution of the brand’s original concept, M.II is a multi-brand concept store retailing a selection of coveted brands across menswear and womenswear, including Extreme Cashmere and Arts and Science. Its expansion further elevates Chiltern Street’s reputation as a leading destination for the best boutique shopping experiences in London.

Contemporary menswear label Oliver Spencer has also opened at 39 Chiltern Street. The 750 sq ft store was refitted using repurposed materials from other Oliver Spencer showrooms. In close alignment with the Estate’s long-term commitment to environmental responsibility, sustainability runs through Oliver Spencer’s identity. From eco-friendly materials to animal welfare, Oliver Spencer is a brand that champions a conscious approach to fashion. 

Slow fashion pioneers, King & Tuckfield, opened a pop-up space at 40-42 Chiltern Street in late 2023, which continues to be a popular addition to the street. The store features King & Tuckfield’s range of meaningful and high-quality everyday clothes, that are built to stand the test of time. The pop-up complements Chiltern Street’s curated offering of luxury independent brands.

In February 2025, Los Angeles-based luxury eyewear brand Jacques Marie Mage will open its first UK store at 20-22 Chiltern Street, a double-fronted flagship location directly opposite the Chiltern Firehouse, designed by celebrated architect and interior designer Jacques Garcia. Jacques Marie Mage are renowned for its rich selection of handcrafted, limited-edition eyewear made in Japan. The lifestyle offering at their Chiltern Street boutique will include jewellery and accessories, all coupling sophisticated design with ethical business practices. The signing of Jerome Mage’s modern luxury brand reaffirms the appeal of Marylebone for international brands entering the London retail market.

Boosting Chiltern Street’s independent food and beverage offering, Avobar will be bringing its balanced menu and specialty coffee to 60 Chiltern Street this month. Using sustainably sourced avocados and coffee beans from Peru, Avobar’s menu is based around wellness boosting dishes. The brand will launch a new small format café at its London flagship on Chiltern Street, joining the likes of Monocle Café and Chiltern Street Deli, to strengthen Marylebone’s reputation as a destination for food and drink.

The welcoming of international, pop-up and independent signings across retail and F&B highlights the Estate’s ongoing efforts to build a thriving neighbourhood. Creating a balanced retail and leisure portfolio supports the West End as a world class destination that provides unique experiences for residents, visitors and workers.  

On Thursday 28 November from 5-8pm businesses across Chiltern Street and Dorset Street will stay open late to celebrate the Chiltern Street Christmas Shopping Evening. The evening not only marks the start of Christmas in Portman Marylebone, but the community of craftspeople and brands on Chiltern Street. Brands including Sabre Paris, Perfumer H, Cox and Power and Cadenhead’s will be staying open late hosting exciting in-store events and exclusive offers for existing and new customers alike. Visitors to the area will be able to enjoy Christmas Carols performed by a roaming gospel choir throughout the evening while they browse the stores and begin their shopping for loved ones on London’s most stylish street.

Marble Arch London BID has teamed up with The Portman Estate and The Church Commissioners to develop a long-term vision for Edgware Road. Following an extensive review with the local community, architects DSDHA have produced a placemaking strategy which will help revitalise one of London’s most iconic districts

Marble Arch London BID has partnered with The Portman Estate and The Church Commissioners to set out priorities for public realm improvements along Edgware Road in the West End.

The Edgware Road placemaking strategy has been produced by DSDHA after the architects and urban designers carried out an extensive review with local residents, businesses, councillors, community partners, schools and faith groups, to find out what they would like their high street to look like.

The projects outlined in the placemaking strategy represent a collective consensus from all stakeholders, including the local community, and range from small-scale interventions through to substantial capital investment. The implementation of these projects will reaffirm Edgware Road’s status as a sociable and safe place to live, work, shop, eat out, study and visit, through the day and night.  

Edgware Road forms the central spine that runs the length of the Marble Arch BID area and is bounded by The Portman Estate to the east and The Church Commissioners’ Hyde Park Estate to the west. This new placemaking strategy will help guide future investment towards the long-term protection and enhancement of one of London’s most vibrant and iconic neighbourhoods.

Alongside Marble Arch London BID, The Portman Estate and The Church Commissioners, the development of the placemaking strategy has been guided by a strategy group which includes representatives from Westminster City Council and Transport for London. This will help to ensure projects highlighted in the placemaking strategy support the wider strategic objectives of both the council and the Mayor of London in transforming London’s high streets.

The placemaking strategy concentrates on how streetscape and gateway projects, alongside public spaces and green infrastructure can be implemented along Edgware Road. A series of potential placemaking projects are listed within the strategy and stretch from Paddington Green and the Marylebone Flyover area, right down to Marble Arch.

The strategy also addresses community, cultural, environmental, business and economic objectives for those living, working and visiting Edgware Road. This includes improving wayfinding, adding seating, and showcasing public art. It also looks at the installation of more energy efficient lighting and electric vehicle charging, whilst encouraging active travel, as well as enhancing forecourts and shopfronts alongside creating meanwhile uses for underutilised areas.

The launch of the Edgware Road placemaking strategy follows the recent completion of the Marylebone Flyover Rain Gardens created by Transport for London. The gardens, which host 11 new trees, over 1,100 shrubs and plants, and 2,300 bulbs, have been created using the ramped and stepped entrances of a disused subway system.  They represent a prime example of the type of placemaking projects which could be rolled out across Edgware Road.

1 October 2024 – Last month, The Portman Estate hosted a Charity Garden Party in support of its new charity partner Roald Dahl’s Marvellous Children’s Charity. The event took place in Portman Square Garden in Marylebone and raised a total of £35,000 to fund specialist nurses and provide support for children with complex medical conditions across the UK.

On Thursday 12 September, stakeholders, partners and sponsors joined The Portman Estate to honour the great work of Roald Dahl’s Marvellous Children’s Charity and raise funds through live entertainment, delicious pop-up food stalls and a charity raffle. All proceeds from ticket sales and the raffle were donated to Roald Dahl’s Marvellous Children’s Charity, ensuring every penny raised went towards directly supporting their vital work.

Announced earlier this year, Roald Dahl’s Marvellous Children’s Charity is The Portman Estate’s new corporate charity partner. Roald Dahl’s Marvellous Children’s Charity provides specialist nurses and support for seriously ill children across the UK, as well as financial and emotional support services for families under the care of a Roald Dahl Nurse. There are currently over 150 Roald Dahl Nurses caring for more than 36,000 children living with complex, lifelong conditions in the UK.

The Garden Party forms part of a three-year partnership and is just one of many initiatives the Estate is rolling out to support the charity. Under the charity partnership, the Estate aims to raise even more awareness and funds through a number of activities including sponsored walks, sporting challenges, bake sales and more.

The Portman Estate and Derwent London to deliver 28,500 sq ft retail and leisure space in Marylebone

24 September 2024 – The Portman Estate and Derwent London have unveiled plans for the launch of Loxton Walk, the West End’s latest retail and leisure destination in the heart of Marylebone. With public space, sustainable design and a new retail offering, Loxton Walk will be an entirely new and carefully curated street for the area.

Launching in 2025, Loxton Walk will deliver 28,500 sq ft of new retail and leisure space across 17 ground floor units, accessible via four new avenues from George Street, Blandford Street, Gloucester Place and Baker Street. The project will comprise a central open-air courtyard designed to create a lively, vibrant new destination for residents, workers and visitors to Marylebone.

Providing a unique opportunity for retailers and hospitality businesses, Loxton Walk includes a variety of spaces from kiosk retail units through to spaces for flagship restaurants. With adaptable units ranging from 300 sq ft to 5,800 sq ft, brands can also combine units to create anchor stores.  Loxton Walk aims to appeal to and bring together a diverse mix of retail and hospitality businesses, from independent coffee shops and full-service restaurants to retailers spanning across wellness, lifestyle and amenity.

The Portman Estate has announced the signing of highly anticipated restaurant, AngloThai at Seymour Place. Opening this autumn, AngloThai follows a wave of new summer arrivals across Marble Arch and the western side of the Estate.

AngloThai will take 2,500 sq ft on Seymour Place, serving Thai-British cuisine at a 50-cover restaurant. Husband and wife duo, John and Desiree Chantarasak, have partnered with restaurant group MJMK to bring AngloThai to Marylebone, following a series of successful pop-ups since 2018.

The Portman Estate first welcomed MJMK to launch Mexican restaurant KOL at 9 Seymour Street, which has since been recognised as the 17th best restaurant in the world and the highest placed in the UK.  MJMK’s new joint venture AngloThai will further bolster Marylebone’s reputation for high-quality independent F&B brands, with a menu inspired by chef John Chantarasak’s heritage, showcasing British-grown Asian ingredients and dishes inspired by Thailand.    

Alongside AngloThai, four diverse new brands will be open across the western side of the Estate this summer, including Moco Museum, WatchHouse Coffee, ZULA Burger and Sims Wear. These new openings will boost Portman Marylebone’s retail, leisure and cultural offering, highlighting the Estate’s dedication to evolving a balanced mix of independent and international brands.

British made and sustainability-led menswear brand Sims Wear most recently opened a 850 sq ft pop-up store at 20 New Quebec Street in May. The pop-up showcases Sims Wear’s timeless designs and crafted menswear clothing, highlighting the Estate’s approach to introducing sustainable brands to Marylebone. 

This month, Moco Museum London will open its third and largest location in Europe at The Portman Estate’s flagship direct development, One Marble Arch. Occupying 25,000 sq ft across three floors of the landmark scheme, Moco Museum London‘s unique modern and contemporary art experience will create a new major cultural destination for the city, attracting visitors from around the world and driving commercial development in the West End.

The museum is thrilled to reveal an impressive artist line-up, including works byWarhol, Haring, Hirst, Banksy, Koons, Basquiat, Kusama, KAWS, and many more.

WatchHouse will open its twentieth London ethically responsible coffee house at 60 Seymour Street later this summer. In addition to renowned London brands, the Estate has also introduced new international entrants, with ZULA Burger set to make its UK debut at 5 Old Quebec Street this month. The 1,750 sq ft restaurant marks ZULA’s first foray into London since launching in Istanbul in 2017, serving a range of crafted burgers and comfort food.

Marble Arch London BID has partnered with The Portman Estate and Central London Alliance to install Pop-up Padel at Marble Arch this summer. Open daily until 26 August, the temporary pop-up at Marble Arch is the first padel court to be introduced to the West End, offering a unique and healthy leisure experience to residents, workers and visitors in the area.    

Also on the western side of The Portman Estate at Mount Royal, Oxford Street, Great Portland Estates PLC has let 20,000 sq ft of retail space. Lettings include gaming firm, Activate, toy shop Keikoo and restaurant Caffe Concerto, all due to open in 2025, alongside TK Maxx.

Developing the leisure, culture and retail offering is central to the Estate’s ongoing commitment to enhancing experiences in Marylebone. Driving regeneration in Marble Arch, the Estate is dedicated to curating an engaging portfolio retail, leisure and cultural brands. The Portman Estate has announced the signing of five diverse new brands to boost Edgware Road, Marble Arch and the west side of Portman Marylebone’s retail, leisure and cultural offer, including the new flagship Moco Museum which is set to open its largest contemporary art collection in Marble Arch.  

Moco Museum is joined by Maculara, ZULA Burger, WatchHouse Coffee and Mandy Zhang Art highlighting the Estate’s ongoing commitment to developing its balanced offering of independent and international brands across retail, leisure, arts and culture.

This summer, Moco Museum will open its third and largest location in Europe at The Portman Estate’s flagship direct development, One Marble Arch. Occupying 25,000 sq ft across three floors of the landmark scheme, Moco London will be the museum’s first in the UK. The contemporary art experience will create a new major cultural destination for London, underlining The Portman Estate’s role in driving commercial development in London’s West End.  

Independent eyecare specialists Maculara will open their first store at Regent House, Edgware Road this summer. Offering an extensive range of premium eyewear and pioneering eyecare, Maculara consultants deliver world-leading clinical treatments. This new opening, adjacent to Townhouse Marble Arch, will bolster Edgware Road’s retail and amenity offering, in line with The Portman Estate’s long-term ambitions for the area.  

WatchHouse will open its twentieth London coffee house at 60 Seymour Street this summer. Taking 800 sq ft, WatchHouse has grown into one of London’s most recognised independent coffee brands. Dedicated to ethical coffee and supply chains, WatchHouse source seasonally and share The Portman Estate’s values on committing to a sustainable future.

Diversifying the Marble Arch food and beverage offering, international restaurant ZULA Burger will make its UK debut at 5 Old Quebec Street this summer. The 1,750 sq ft restaurant marks their first foray into London since launching in Istanbul in 2017. Serving a range of crafted burgers and comfort food, ZULA have partnered with Alan Yau and Reha Arslan of Yamabache for the London launch. They will join Chourangi and Blank Street Coffee on the pedestrianised Old Quebec Street, just off Oxford Street.

Developing The Portman Estate’s culture and lifestyle offering, Mandy Zhang Art has opened at the ground floor of 16 Seymour Place this month. Bridging the gap between East and West, Mandy Zhang’s specialist art collection represents emerging artists from Asia and its global diaspora.

Each opening will enhance the experience for residents, workers and visitors to Edgware Road, Marble Arch and the western side of The Portman Estate London portfolio. Attracting independent and international brands across various life-stages reinforces the Estate’s balanced portfolio and vision to create a thriving neighbourhood that supports the West End as a world leading destination for retail, leisure and culture.

The wave of new lettings across Marble Arch follows the Oxford Street signing by Great Portland Estates of TK Maxx for a 22,500 sq ft store at Mount Royal and commitment from Superdrug to renew for ten years at their existing Marble Arch store. The Portman Estate owns the freehold on both buildings.

The three-year charity partnership will see The Portman Estate raise funding and awareness for Roald Dahl’s Marvellous Children’s Charity.

The Portman Estate has today announced a new corporate charity partnership with Roald Dahl’s Marvellous Children’s Charity. The charity was selected following a vote by the Estate’s employees who will raise funding and awareness for the charity throughout the course of the three-year partnership.

Roald Dahl’s Marvellous Children’s Charity provides specialist nurses and support for seriously ill children across the UK, as well as financial and emotional support services for families under the care of a Roald Dahl Nurse.  There are currently over 120 Roald Dahl Nurses caring for more than 33,000 children living with complex, lifelong conditions.  But there are thousands more of these children across the UK not currently receiving this specialist care.

Last year, Roald Dahl Nurses provided over 170,000 hours of specialist holistic care for young patients and families.  The work of these nurses goes beyond traditional care: they are trained and dedicated clinical experts who advise, reassure, and become an extended part of the family.  Each Roald Dahl Nurse is a vital lifeline for seriously ill children and their families.

Under the charity partnership, The Portman Estate will aim to grow even more awareness for Roald Dahl’s Marvellous Children’s Charity, to help them care for more seriously ill children. The Estate will fundraise in a variety of ways including sponsored walks, sporting challenges and bake sales, with official planned corporate fundraising activity to be announced later this year.

Over the last three years, the Estate partnered City Harvest, raising over £30,000 to tackle food waste and hunger by providing food for Londoners who need it most. City Harvest is a crucial charity for London, focused on rescuing food, people and the planet.

The Portman Estate set for 2025 move to One Great Cumberland Place – the Estate’s flagship redevelopment.

The Portman Estate today announced it will be relocating its team of 80 to the Estate’s new flagship development, One Great Cumberland Place, in January 2025. Having recently completed the redevelopment the Estate has agreed a 15-year lease to take the fourth floor totalling 8,400 sq ft at the property’s prime location next to Marble Arch.

The Portman Estate has appointed Architecture and Interior Design firm Gort Scott to work with its employees to design an office that works for all. The Estate has consulted widely with its team on their aspirations for the new space, with considerations being built into the design process.

With views across Hyde Park, One Great Cumberland Place is one of the most sought after new office developments in London’s West End. The Portman Estate will join a host of businesses operating across seven office floors at the property, including global private markets investment firm Adams Street Partners.

Under a 10-year management agreement, x+why manage the day-to-day running of flexible workspaces on the second and third floors, the reception lobby and the eighth floor which has been transformed into a unique members’ clubspace known as The Orchard.

The flexible office floors are fully fitted and include three larger ‘enterprise suites’ aimed at medium-sized corporates, and an ‘avenue’ of smaller offices with the design taking inspiration from The Portman Estate’s boutique retail outlets, all available on flexible leases.  The building’s two remaining floors are available on conventional leases and are being marketed by CBRE and Cushman & Wakefield.

The Orchard offers wellness boosting outdoor terraces and stunning panoramic views across Hyde Park. Membership is available to commercial customers of The Portman Estate and is included within all tenancy agreements at One Great Cumberland Place.

Members can host guests from an exceptional lounge and bar, offering a sustainably sourced farm to table seasonal menu. Private event hire is also with a total capacity of up to 150 guests. The venue contains a range of workspaces, suitable for meetings, conferences, private dining and events.

Designed by renowned architect firm AHMM, the 59,331 sq ft scheme has an ultra-modern interior behind a retained art deco façade. Wellbeing is at the heart of the design with large windows flooding each floor with natural light. One Great Cumberland Place is certified as BREEAM ‘Excellent’ with sustainable features including green roofs, heat recovery and photovoltaic panels.

The redevelopment of One Great Cumberland Place, led by the Estate alongside Almacantar’s neighbouring Marble Arch Place development, forms a milestone moment in the regeneration of the Marble Arch and West Oxford Street areas.

FLORENCIO PIZZA ADDS TO PORTMAN MARYLEBONE’S EXCEPTIONAL SELECTION OF INDEPENDENT RESTAURANTS

The Portman Estate welcomes the arrival of new restaurant Florencio Pizza at 14 Seymour Place. Florencio, a pizzeria championing premium ingredients and seasonal produce, is the latest addition to The Portman Estate’s offering of independent restaurants, boosting its diverse food and beverage options.

Delivered by the team behind Argentine grill and Portman Marylebone favourite ZOILO, Florencio occupies 1,370 sq ft. The 35-cover restaurant utilises ground-floor and lower-floor space, with the restaurant’s bespoke pizza oven taking centre stage at the front of the restaurant. Visitors also have access to explore the restaurant’s wine cellar.

Florencio is the latest concept from Chef Patron Diego Jacquet and it joins an array of outstanding restaurants and bars on The Portman Estate.

The signing of Florencio underlines The Portman Estate’s dedication to evolving Marylebone as a neighbourhood that creates outstanding experiences for visitors, residents and workers. Joining Florencio is The Chuffed Store, a Christmas pop up now open at 20 Seymour Place. The Portman Estate and Moco Museum have welcomed the approval of planning consent from Westminster City Council on the submission to change the use of the recently completed development One Marble Arch on Oxford Street to accommodate a new modern and contemporary art museum for London. This comes after Moco Museum and The Portman Estate worked together to submit a joint application to Westminster City Council in August 2023.

Portman Marylebone has partnered with renowned street artist Andy Leek to deliver an Autumn of public art that will spread optimism and joy across the 110-acre neighbourhood of Portman Marylebone nestled just behind Oxford Street.

The ‘Find The Words’ art trail designed by Andy Leek is an area-wide art installation integrated into the urban landscape. As visitors wander the streets of Portman Marylebone, they will discover Andy Leek’s artworks of unique notes of positivity, inspiration and warmth, from large scale installations to smaller more subtle pieces, encouraging discovery.

From bunting down Old Quebec Street, laser cut installations on Portman Square Garden and George Street to plant installations in George’s Pocket Park and shop signs that seamlessly integrate down New Quebec Street and Seymour Place, every corner has a story to tell and a new piece of artwork to discover.

Andy commented “As my residency unfolds in Portman Marylebone, my artwork will be installed throughout the neighbourhood for people to stumble upon, hopefully creating some moments of delight. It’s my first time collaborating with Portman Marylebone which is full of wonderful nooks and crannies, beautiful architecture and existing artworks that I’m excited to add to.”

During his residency in Portman Marylebone, from October, Andy Leek, widely recognised for his Notes to Strangers – will place limited edition, hand-written notes in select stores, delivering unexpected and uplifting messages to takeaway. To unlock a collectable note, visitors to the area are invited to ask in participating stores “Can you help me find the words?”.

As an exciting continuation of his residency, Andy has also designed colourful bandanas for dogs with positive words of affirmation that will be available for visitors to the area to collect from a selection of dog friendly businesses in the area, allowing four legged friends to also be part of the artful experience too.

Visitors and art fans are encouraged to capture these evocative messages and artworks and share their discoveries with the world. By using the campaign hashtag #FindTheWords they’ll join a collective appreciation and spread the positivity even further. Andy Leek’s residency will run through the Autumn from Tuesday 12 September until Sunday 29 October.

City Harvest London rescues nutritious surplus food from manufacturers, suppliers, producers and retailers, and delivers, for free, to 375+ London charities feeding those facing food poverty. They rescue food, people, and planet by preventing food waste, providing life-changing support to communities in every London borough, as well as reducing greenhouse gas emissions from food waste.

Between 28 June – 16 July, Old Quebec Street will be home to PROUD WEST END, a ground-breaking audio-visual art exhibition which champions and amplifies the voices and stories of the West End’s LGBTQIA+ community.

PROUD WEST END, an exhibition curated by Heard Storytelling in partnership with Oxford Street, forms part of the city’s celebrations in the lead up to London Pride. This exhibition of ‘Living Portraits’ will allow visitors to immerse themselves in the lived experiences of fifteen individuals who are sharing their true spoken, candid and personal stories of being part of the West End’s LGTBQIA+ community, exploring what proud means to them.

The free, on-street exhibition will comprise installations of beautiful, large-scale portraits of PROUD WEST END’s storytellers and their stories will be accessed via scanning a QR code on listeners’ mobile phones located next to the portrait.

Visitors will hear an eclectic array of inspiring, moving and vulnerable stories from the likes of iconic drag queen Divina de Campo (They/She/He), a Ru Paul’s Drag Race finalist and part of the Society of London Theatre, who shares their story of never giving up the dream of one day being on the West End.

London’s best free outdoor space to watch Wimbledon returns to Portman Square Garden once again, brought to you by the Baker Street Quarter Partnership – this year featuring a brand new ‘Guest Kitchen’, sponsored by Portman Marylebone.

Townhouse Nails is the building’s first new operator and is part of the Estate’s ongoing enhancement of Edgware Road, by introducing high-quality independent retail for workers, residents and visitors in the area.

Townhouse Nails elevate the nail salon experience, with branches across London known for their sleek interiors and expert nail artists. Broadcaster and critic, Jay Rayner and some of Marylebone’s most talented chefs and businesses will launch the much anticipated Marylebone Food Festival 2023 on 25 April with a cocktail and canapé reception followed by a tasting menu with wine pairing, priced at £125 per person, which has typically sold out within a day.

From 26 to 30 April, five days of in-restaurant events curated by the neighbourhood’s best restaurants, bars and food stores will be regularly added to the line-up in the coming weeks and updates will be made @marylebonefoodfestival on Instagram. This year Marylebone Food Festival hopes to exceed the £12,000 raised in 2022.  The Food Chain supports those living with HIV in London and their dependents, through meal and grocery deliveries, cookery and nutrition classes and communal eating opportunities.

Spearheaded by The Portman Estate and The Howard de Walden Estate, Marylebone Food Festival’s aim is to highlight the eclecticism of destination dining and drinking establishments within the neighbourhood which include a vast mix of businesses from off-the-beaten-track cafes and bars to ground breaking gastronomic experiences and everything else in between.

This week we received the welcome news that the planning application for the re-development of Garfield House has been approved by Westminster City Council.

The building, which includes 130,000 square feet gross of new space, will create new high quality office space and a community hub, as well as flexible ground floor retail space to support the local economy.  

This marks a significant milestone for The Portman Estate with Garfield House being its third direct development in the last 10 years.  The building will be the Estate’s first net zero carbon development, free from fossil fuels and exceeding GLA greening targets. 

It is also a cornerstone of the ongoing regeneration of Edgware Road and aligns with both the Estate’s recent B Corp certification and its commitment to be operationally carbon neutral by 2025.

The Portman Estate has appointed Bruce Gillingham Pollard as advisers for retail, restaurant and leisure property on its 110-acre estate in London’s Marylebone. The instruction encompasses leasing agency and also lease consultancy across the Estate’s Portman Marylebone retail portfolio.

The Portman Estate is proud to be a founding sponsor of a new campaign launched today by Publica’s social enterprise, delivering practical tools to address violence against women and girls in the built environment. The project is supported by more than 15 of London’s leading land owners, developers, and Business Improvement Districts.

The way we plan and design our cities needs a radical overhaul and this industry-led campaign will provide the essential knowledge, tools and expertise to transform our cities for all.

Dr Ellie Cosgrave, the director of the campaign, says: “Since the tragic recent murders of women on our city streets, much investment has involved delivering more CCTV and policing. We know these measures only scratch the surface of what is needed to shift the dial on women’s safety. Our current generation of civic leaders and practitioners urgently need the tools to begin designing truly inclusive and accessible built environments. This means putting women’s voices, experiences, and needs at the heart of design and decision making.

About the Campaign

The campaign aims to upskill the sector by getting gender expertise in the hands of those who need it; creating opportunities to co-develop innovative solutions; and delivering gender-informed projects across the capital. To do this we are launching three programmes of work:

  1. Knowledge Hub: A one stop shop and engaging platform for research and expertise on gender inclusive urban development
  2. Ambitious Innovation: Curated cross-sector meetings and events to re-imagine safer cities for women and girls together
  3. Action Projects: Demonstrating the possibilities for gender inclusive urban development through practical projects delivered in partnership with developers, local authorities, and communities

There is already consensus on what needs to change, but the expertise is not publicly accessible. It is now time  to galvanise our sector, get expertise in the right hands and deliver real projects, at scale, on the ground. When we actively address gender inequality in cities, we make cities better for all. For example, in making streets  and public transport safer for women and girls we improve access to low carbon and active travel, which has a profound impact on pollution level and wellbeing through active lives.

The Portman Estate, Baker Street Quarter Partnership and Westminster City Council’s Open Spaces, Greener Places programme have worked together to bring a flora and fauna-inspired mural to George’s Park, enhancing the respite spot in the heart of Marylebone. The pocket park features planters with trees and flowers to encourage wildlife and biodiversity, providing the local community with a quiet oasis just off Baker Street.

This is the latest collaboration by The Portman Estate and Baker Street Quarter Partnership in supporting the enhancement of public realm within the community. The process involved consulting local community stakeholders, among them residents and workers, through online sketch and chat workshops to help develop the mural design. The project aims to make George’s Park a place in which residents, workers and visitors can enjoy spending time.

Alice Roche Barton, artist, illustrator and designer, was commissioned to design and produce the artwork with Sing London. The mural celebrates the nature and wildlife connected to the history of Marylebone and has been placed on a vast brick wall to the side of the park, bringing colour and catching the eye of passers-by.

Certified B Corporations are reassessed every three years against evolving standards, meaning the Estate must sustain the highest levels of corporate social responsibility. The Portman Estate now joins over 5000 global B Corps.

Showcasing the Estate’s role as a conscious and caring landowner, the assessment of ‘Workers’ was an area of the certification where we excelled, scoring exceptionally in indicators that assessed the wellness, career development and satisfaction of its employees, underlining our dedication to empowering people.

Our performance in these categories is exemplified by The One Planet Living framework that prioritises people, from employees to visitors, occupiers and residents. Programmes including the Diversity and Inclusion Working Group and a New Parent’s Leave Policy demonstrate a long-term commitment to investing in employees.

The Estate has made, and is taking steps, to ensure a positive impact on the planet. We have been working with Bioregional since 2019, and earlier this year published a new Sustainability Action Plan which sets out goals and targets for the next three years, aligned to Bioregional’s One Planet Living framework. This includes a commitment to deliver net zero carbon status by 2040.

We are delighted to announce two new signings that will occupy four floors at our new landmark development, One Great Cumberland Place, ahead of its completion in October.

Award-winning flexible workspace provider x+why will take floors two, three and eight in a move that underlines The Portman Estate’s commitment to sustainability, while a pre-let has been agreed with global private markets investment firm Adams Street Partners, which will take the 7th floor occupying c. 7,600 sq ft. Throughout the process, the Estate was represented by Cushman & Wakefield and CBRE, and Adams Street Partners was advised by Carter Jonas.

The re-development of One Great Cumberland Place forms a milestone moment in the regeneration of the Marble Arch and West Oxford Street area. Designed by renowned architect firm AHMM, the 59,331 sq ft space has an ultra-modern interior behind a retained art deco façade. Wellbeing is at the heart of the design with large windows flooding each floor with natural light. Sustainable features including green roofs, heat recovery and photovoltaic panels, mean One Great Cumberland Place will deliver ‘Excellent’ BREEAM assessment.

The introduction of x+why to One Great Cumberland Place will provide the first flexible workspace offer to The Portman Estate. Under a 10-year management agreement, x+why will manage the day-to-day running of the flexible work space on behalf of the Estate. The design takes its inspiration from The Portman Estate’s country and London holdings, with nods to period architecture and an earthy palette reflected in sustainable materials such as cork and Bolon floors which use upcycled plastic. The space will be fully fitted and include three larger ‘enterprise suites’ aimed at medium-sized corporates, and an ‘avenue’ of smaller offices with the design taking inspiration from the Estate’s boutique retail outlets. 

x+why have a proven track record of providing high quality flexible workspaces for purpose-driven businesses, with an emphasis on supporting sustainable SMEs and larger Corporates. Placing social and environmental responsibility first, x+why are B Corp certified, creating innovative workplaces that shift mind-sets and change office behaviours to the benefit of future generations.

The eighth floor, which will be known as The Orchard, will be transformed by x+why into an amenity space for occupiers of the building. Alongside meeting and events rooms, a bar space and private dining will be on offer providing stunning views across London. The Orchard will blur the traditionally separate spaces of work and leisure, creating a forward-thinking approach to modern hybrid working.   

The Portman Estate and x+why share tightly aligned values on sustainability, ethics and inclusivity. In 2022, The Portman Estate published its Sustainability Action Plan, working in alignment with Bioregional’s One Planet Living framework. The Estate is committed to reaching Net Zero Carbon for all activities between 2030 and 2040, with all office operations already carbon neutral.

Monocle Magazine celebrated its 15th anniversary in March this year, and in a strong showing of the magazine’s commitment to Marylebone the Monocle Shop officially opened its doors at 34 Chiltern Street, alongside the already established flagship Monocle Café at 18 Chiltern Street. The Monocle Shop offers a carefully curated selection of clothing, magazines, bags, homeware, stationery and perfumes, strengthening the selection of specialist shops on Chiltern Street.

The latest addition to Chiltern Street’s iconic red-brick stretch of independent boutiques and heritage brands is luxury florist Grandirosa. This month Grandirosa opens its first customer-facing boutique at 36 Chiltern Street, retailing varieties of its Signature Collection bouquets. Until now Grandirosa has operated solely from its Hackney studio on an appointment-only basis for clients including the Soho House Group, Annabel’s London and The Lanesborough. The opening of Grandirosa’s flagship floristry boutique on Chiltern Street highlights Marylebone’s post-pandemic resilience.

Seymour Place will welcome Asian restaurant ULI to its array of independent eateries this autumn. Born in Notting Hill, ULI will launch their second restaurant in Marylebone at 13-15 Seymour Place, offering a fresh and healthy take on modern Asian food in a design-led setting featuring natural limed oak and soft tones of blue. Open for lunch and dinner, the restaurant will serve delicious but grounded Asian snacks, small plates, mains and curated cocktails, with a conviction that each dish should always be made from scratch using traditional Chinese, Thai, Malay and Singaporean disciplines.

T by Tamara will also be opening on Seymour Place later this summer. Cordon-bleu-trained pâtissier Tamara Al Saadi will launch her flagship patisserie at 17 Seymour Place in August, where customers will be invited to sample a range of fusion cakes and pastries in a contemporary and wholesome setting inspired by Tamara’s Levantine heritage.

Family-run independent Greek and Italian delicatessen Fratelli Greci has recently expanded to a double unit premises at 26-28 Seymour Place. The extended offering includes a café serving freshly baked Greek pastries and coffee, alongside a retail selection of authentic Mediterranean olive oils, antipasti, cured meats and wines. These new additions to Seymour Place will strengthen the diverse food and beverage offering in the area, which includes the likes of Basque grill restaurant Lurra, Japanese kaiseki restaurant Roketsu and Michelin-starred Mexican restaurant KOL.

Last month colleagues from The Portman Estate took part in a corporate volunteering day at City Harvest HQ in Acton.

Two teams of volunteers spent either a morning or afternoon helping out in the distribution centre, making up boxes containing essential food, snacks, fruit and vegetables to be sent out to food banks, refuges and local groups in need.

It was inspiring to learn about the everyday workings of this incredible food waste charity, with a memorable highlight being the unpacking of many crates of fresh pears and turnips which had just arrived at the distribution centre that morning!

City Harvest London is our current corporate charity partner, carrying out heroic work to address food waste and food poverty in London by rescuing fresh, nutritious food from going to waste and redistributing it for free to over 350 charities across London, including children’s programmes, food banks, refuges and local groups welcoming the elderly.

With 32,094,582 nutritious meals delivered, 13,571 tonnes of surplus food rescued and 51,571 tonnes of GHG emissions prevented through its work, City Harvest is making a huge impact and we are so pleased to be supporting them in their critical work.

Marylebone Food Festival returns this spring after a two-year hiatus.

From Tuesday 26 April to Sunday 1 May diners can expect an exciting line-up of in-restaurant events and festival menus celebrating Marylebone’s lively and eclectic dining and drinking scene.

From relaxed casual restaurants and family-run cafes to chic cocktail bars and culinary excellence, our gastronomic pocket of London has it all.

The festival is a collaboration between The Portman Estate and our neighbours The Howard de Walden Estate.

It is supported by Baker Street Quarter Partnership and Marble Arch London, the area’s two Business Improvement Districts.

Tickets to this unmissable foodie festival – including an eight-course launch dinner hosted by Jay Rayner and cooked by the neighbourhood’s best chefs – will be available from midday Friday 18 March.

The Portman Estate is delighted to announce the opening of six new independent brands and restaurants to Portman Marylebone.

MONC eyewear, Niwaki, Chourangi, Perfumer H, New & Lingwood have recently been added to the strong mix of independent stores that can be found across the 110 acre central London estate. A ‘village-like oasis’ in the heart of the West End, Portman Marylebone includes some of the capital’s most vibrant and unique shopping and dining streets including Seymour Place, New Quebec Street, Old Quebec Street, Portman Square and Chiltern Street.

This month will also see Japanese restaurant, Roketsu add to The Portman Estate’s pioneering line-up.

MONC eyewear joined the mix of stores on Chiltern Street in late November, representing a new era of eyewear, in which quality, provenance and ethical production are of the same importance as aesthetics. Every frame is sourced and made in Italy by experienced craftspeople, with each frame taking inspiration from creative districts around the world. Taking sustainability seriously, MONC aim towork towards a closed loop system where as much waste as possible is reused and recycled. 

Another recent addition to Chiltern Street is Niwaki. Bringing the very best in Japanese craftsmanship, inspiring gardener’s chefs and craftsmen to do the thing they love, Niwaki source and manufacture an extraordinary range of fine garden and woodworking tools, kitchen knives and outdoor gear.

Early December saw gentleman’s outfitters, New & Lingwood, open at 14 Chiltern Street, as well as Perfumer H at 19 Chiltern Street. Chourangi opened its doors in October, bringing the 300 year old art of Calcutta cuisine to 3 Old Quebec Street. Chourangi celebrates the harmonious blend of European, Mogul and Chinese cultures and food that has evolved in Calcutta – ‘the city of joy’ – in India. Guests can expect contemporary takes on dishes eaten in Calcutta, drawing on inspiration from the people, culture and traditions.

Further strengthening the dining mix, this week sees Roketsu launch its debut European site in Portman Marylebone. The 2,100 sq ft space at 11-12 New Quebec Street will bring the finest in Kaiseki (Japanese multi-course dinner) tradition to London’s diners. As one of very few Kaiseki masters globally, and a protégée of seven-Michelin-starred chef Yoshihiro Murata, chef and owner Daisuke Hayashi will be the first to bring this form of dining to London in a permanent space. Hayashi is now at the forefront of a new generation of Japanese chefs applying a modern and progressive approach to gastronomic culture.

This is the first major initiative from The Portman Estate’s newly formed Diversity and Inclusion Working Group.

The Portman Estate’s newly formed Diversity and Inclusion Working Group have announced the launch of a brand new scheme that will support new parents – the New Parents’ Leave Policy. It is part of a number of new initiatives that have been put in place which highlight the Estate’s long term commitment to continue to invest in its employees.

The enhanced New Parents’ Leave Policy offers full pay for 21 weeks to all employees who have become a parent via birth, adoption or surrogacy, and who have completed 18 months’ service at The Portman Estate prior to the expected week of childbirth. This policy will be part of a wider ‘Family Care Policy’ and is only the first step on the Estate’s journey. Many other new initiatives are also being introduced such as reviewing recruitment processes within the business. A two hour break for employees during daylight hours to boost wellbeing in the winter months has recently been introduced which will continue during the cold season.

The Diversity and Inclusion Working Group’s ultimate aim is to embed both inclusion and the wellbeing of the team within the DNA of The Portman Estate.

The requirement for equal access to this policy, regardless of the means by which an employee becomes a parent, is simple and is based on the fundamental rationale that gender is no basis for distinction in the workplace. The property industry in particular has been focusing more on equality and wellbeing, and is aiming to create a level playfield for all employees.

Research shows that 26% of men and 29% of women have considered switching careers to find a job that better accommodates working families. Equal enhanced parental leave entitlement helps to ensure that men have the same opportunities to be a present parent to their children and allows them to co-parent.

Kirsty Arnold, Chair of The Portman Estate Diversity and Inclusion Working Group, says, “The Portman Estate is committed to creating a more inclusive workplace. Co-parenting in the workplace helps to address gender balance within business and our New Parents’ Leave Policy is a great step in the right direction.

One of the Diversity and Inclusion Working Group’s aims is to attract and retain talent, and we hope our New Parents’ Leave Policy will strengthen our loyal and productive workforce.

We are learning every step of the way and are proud of the work the Diversity and Inclusion Working Group is doing. We look forward to delivering more new initiatives in the future.”
