How do I report a problem or a fault at my property?
Please refer initially to your lease agreement to establish who is responsible for the problem and to the service guide within the download center. If in doubt please contact our Service Desk.

What should I do in the event of a power failure?
Please check UK power networks to see if there is a power outage in your area. The link can be found below -

Assuming there is no outage to the area, you should first check your fuse board to see if any of the switches are in the off position. If they are, then try resetting them to the on position.
Sometimes a surge from an electrical appliance might cause the fuse board to trip. To identify if this has happened, please unplug all electrical items and try to reset the fuse board switches again. If the problem persists then please contact our Service Desk.
Please note that your personal electrical equipment is your responsibility so we must reserve the right to charge you the cost of restoring power to your flat if the fault is found to be with an item of your personal property.

My lights are not working, who should I contact?
All light bulbs within your property (including those in appliances) and their replacement are your responsibility. If you are unable to replace bulbs, we can arrange for one of our contractors to attend, however this will be chargeable.
Problems with lighting that continue after you have replaced the bulb and checked the fuse board should be reported to our service desk and we will resolve the problem.
Common area lights are maintained by The Estate and these should be reported to the Service Desk.

I am a Leaseholder, how do I make an insurance claim?
In the event
You may be eligible to submit a claim under The Portman Estate building cover. Please note, contents insurance is the responsibility of the leaseholder and is not covered under the building cover.

In the event of an incident or claim please remember to:
Notify the Police or similar appropriate authority following a break-in, theft of property, malicious damage, vandalism etc. and forward the crime reference number to your insurers.
Carry out and permit to take any action which may be reasonably practicable to prevent further loss.
When making a claim it is your duty to disclose all material facts to insurers. Failure to disclose all material facts could prejudice your rights to make a claim.
