In 2015, we started working with architects AHMM and a full design team to explore the potential for the redevelopment of the building.
Having successfully obtained vacant possession in 2019, the Estate’s Trustees gave their approval to proceed to contract with Galliford Try to commence a 136-week programme to demolish the existing building and redevelop behind a retained façade. Demolition started at the end of June 2019.
On completion, this landmark scheme will provide 55,000 sq. ft of grade A offices over seven floors above a 24,000 sq. ft flagship retail store over three storeys. It is the Estate’s second major direct development, following the success of 1–9 Seymour Street, and will deliver much-needed, high-quality office accommodation which is currently in short supply. The redevelopment will also reposition the property in terms of both the retail and office offer, capitalising on its prominent location and impressive views over Hyde Park and transforming the western end of Oxford Street as a retail destination.
