I have received an invoice for Service Rent and Maintenance Rent, what is it?
Long leases will usually include a covenant for you to pay a Service Charge which is also known as Service Rent and Maintenance Rent. The percentage and frequency of the payment is also defined in your lease. These charges cover the maintenance, repairs and the provision of services to the structure, internal and external communal areas of the building.
You will usually receive a budget of expected expenditure in the property’s financial year and your percentage is applied to that to give the annual estimated amount you will be expected to pay.
On account charges are raised and reconciled at the end of the financial year. You will be provided with a Statement of Expenditure and either a credit or charge will be applied to your account depending on whether we over or under spent against the budgeted amount.
