What reference checks does The Portman Estate validate?

You will be sent a link by our referencing agent who will require information from you such as (but not limited to):

  • Confirmation of employment
  • Salary
  • Bank account, savings and/or audited company accounts if you are self-employed
  • Evidence of your previous address from your landlord or mortgage company, supported by utility bills
  • Bankruptcy, CCJs, insolvency
  • Current passport and visa

The Right to Rent checks will be carried out in line with the current legislation:

Fraudulent applications will be reported to the authorities.

Which company is my deposit registered with?

Your deposit is registered with Tenancy Deposits Solutions Ltd, their website is https://www.mydeposits.co.uk

For all new Assured Shorthold Tenancies entered into since 6 April 2007, we have a statutory obligation to protect your deposit and this is done through the insurance backed scheme “mydeposits”, which is the trading name of Tenancy Deposit Solutions Ltd.

Who do I contact if I want to terminate my tenancy early?

What happens once I’ve given notice to vacate my property?

O

Two to three weeks prior to your vacate date a member of our team will contact you to provide information on what is required for your check out. Arrangements will be made with the inventory clerk to carry out an inventory check out inspection at a mutually convenient time.

Does the flat have to be empty when I leave?

Yes. Please ensure that you have removed all of your belongings from the property. Any items left at the property after check-out will be removed at your cost or donated to charity.

When will my deposit be returned to me?

O

We will request your bank details in advance to allow us to return the deposit as quickly as possible.

We will aim to return the deposit within 10 working days, provided the property has been returned in a satisfactory condition. The inventory check-out report will be issued to you by email.

In the event that the inventory report raises an issue with the condition of the property, we will notify you by email to allow this to be discussed before any deductions are made from the deposit.

I have recently moved out and my post is still going to my previous address, can I collect it?

Mail collection is not a service we offer.

We recommend setting up mail redirection with Royal Mail when you vacate your property.
